Criteria for evaluating a property
The criteria and methods used in the valuation of a property are not very clear. The factors that generally influence the value of a property are:
- The location (including the floor, the view, solar orientation and accessibility)
- The terrain
- The typology and layout of the property
- The quality of construction
- The finishes and equipment available
- The date of construction
- The state of conservation
- The market (demand and supply)
- The parking, pool, elevator, green spaces
Golden Visa
The "Golden Visa" Program was launched by the Portuguese authorities in October 2012, and is a fast track for foreign investors from non-EU countries to obtain a valid permanent residence permit in Portugal, and also allowing them to travel freely in most European countries (Schengen Area).
Under the "Golden Visa" program, non-EU citizens only need to make one of the investments required by law to obtain a residence permit in Portugal.
